In Queensland your bond isn't handed back for a home that merely looks tidy — it's returned when the property matches the entry condition report, fair wear and tear aside. After years cleaning exits across Moreton Bay, here's the room-by-room list agents genuinely check, and where most people lose money.
Start with the entry condition report
Before you touch a thing, dig out the entry condition report you signed at move-in. That document — plus the photos — is the exact benchmark your property manager compares against. If the oven was spotless on day one, it needs to be spotless again. Clean to that standard, not to a generic idea of 'clean'.
Kitchen — the number one bond battleground
- Oven, griller and trays degreased inside and out (this is the single most-flagged item)
- Range hood filters de-greased; splashback and cooktop spotless
- Inside, outside and on top of all cupboards and drawers — crumbs and grime removed
- Sink and tapware descaled and polished; no water marks
- Dishwasher filter cleaned, seals wiped, no residue
Bathrooms, toilet & laundry
- Shower screens free of soap scum and water spotting (agents look here first)
- Grout, tiles and silicone free of mould
- Toilet cleaned base to cistern, including behind and the floor around it
- Mirrors, vanity, drawers and exhaust fans dust-free
- Laundry tub, cupboards and behind the machines
Walls, doors, skirtings & switches
Marks on walls, scuffed skirtings and grubby light switches are quiet bond-killers. Spot-clean marks (without scrubbing off paint), wipe skirting boards, door frames, doors and power points throughout.
Windows, tracks & flyscreens
- Glass cleaned inside (and out where safely reachable)
- Window and sliding-door tracks vacuumed and wiped — a classic missed spot
- Flyscreens dusted; cobwebs removed from frames and eaves
Floors & the finishing details
- All hard floors vacuumed and mopped, edges and corners included
- Carpets vacuumed — and professionally steam-cleaned if your lease or a pet requires it (keep the receipt)
- Ceiling fans, air-con filters, vents and cobwebs
- Cupboard, wardrobe and pantry interiors wiped out
- Garage swept, and the property left free of rubbish
The outside bits people forget
Balconies and patios swept and cobweb-free, entry areas tidy, and (if it's on your report) a general tidy of the yard. Outdoor areas are part of many exit inspections in QLD.

First: carpet steam-cleaning receipts. Many QLD leases require professional carpet cleaning at exit, especially with pets — no receipt can mean a deduction even if the carpet looks fine. If your lease requires professional carpet cleaning — which is common, and near-universal with pets — then yes, and you should keep the receipt to show the agent. If it's not required and the carpet is clean, a thorough vacuum may be enough. Check your agreement.
